Adding sealant to cracks as soon as you notice them will prevent moisture from penetrating the surface and keep those small cracks from growing into large problems.

Address Pavement Problems Right Away

Fill cracks as soon as possible and sealcoat to minimize oxidation. Sealcoating prolongs the life expectancy by filling the damaged surface and providing a protective layer to keep out damaging vehicle fluids, UV rays and water. Plus, with constant exposure to the elements, asphalt pavement can become faded over time. A fresh application of sealcoat can enhance the appearance, making it wear and appear like new.

If conditions worsen and create unsafe conditions, such as potholes or alligator cracks, repair them immediately before water enters the subgrade causing more serious issues. These issues can lead to parking lot deterioration, put employee and customer safety at risk and damage first impressions.

Consider Asphalt Replacement

If you’ve done all you can to prevent and maintain your pavement and it’s still causing problems, it may be past it’s life expectancy. If your parking lot is approaching 20 years of age or if a quarter or more of the total surface area is damaged, it is often more economical and effective to completely replace the asphalt.
